...thanks, Mugs...I had found Wave's app...but I think I'll just set up a spread sheet for each property...I liked one that your search showed for Excel...

Yep, it will do as much or as little as you want.  I've used it for years to run both of my businesses.  Prints out very nice detailed reports at tax time too.
